July 2010 Housing Report covers 1094 for sale and 89 rentable apartments in the secondary market of Tashkent.
The real estate market in Tashkent (by and large in Uzbekistan) might be expecting further cut in prices in the coming months. As a fall in gold price (3%), if not a temporary noise, might signal a downward movement in the economy itself ceteris paribus.
The GRIT rose 3.3% in July, implying more ounces of gold to buy an average apartment.
All except for 2 - room apartments cut in prices. Average price of 1-room apartments fell 2.39%, and that of 2-room apartments rose 3.13%, 3-room apartments declined 1.78% and 4-room apartments dropped 3.24%.
Pricing of apartments in the secondary market held a strong correlation with the living space.
The regression analysis outputs that prices of 49% of apartments for sale were tied to sq.m.
Overwhelming majority of 1-room apartments (75%) were priced below $21,000, 2-room apartment $28,000, 3-room apartments $39,000 and that of 4-room apartments below $53,000.
Further extending the scatterplot, one can set apart economy class and elite apartments in the secondary market as is lined out. The closer is an apartment to either line, the more elite or economy class it can be considered.
RENT
GRM has been fluctuating on average between 9 and 10, implying these many years of rent fees to buy an average apartment in Tashkent. (GRM for 4-room apartments is not available due to small sample size).

Average rental fees of 1-room apartments deviated between 130 - 175$, that of 2-room apartments 182 - 231$, 3-room apartments 197 - 353$.
