Tashkent Housing Report as of December 31, 2008 is based on a study of 474 available for sale apartments in Tashkent.
As a logical continuation and an add-on to November report this periodical constitutes average price deviation analysis (APD) and a comparative average price analysis in charts.

For a recap, in November, 2008, most expensive apartment types were 1-room and 4-room. Relatively, lower marginal prices of 2 and 3-room apartments in Tashkent lubricated more attention to them. As a result, by the end of December, 2008 prices of 1 and 4-room apartments fell, whereas that of 2 and 3-room apartments rose.
1-ROOM APARTMENTS

Average price of 1-room apartments in Tashkent, as you can see in the picture to the right, declined on average over $1,500. Such a decline is characterized as a gross effect of reduced prices of 1-room apartments in all three zones.
In zone 1, average price decreased by 7.4%, similar decline can be observed in zone 2 by 7.2%, and finally in zone 3 the average price lessened by 5.4%. The average price deviation (APD) of 1-room apartments in zone 1 narrowed by about $3,000, zone 2 by $5,800 and in zone 3 by $1,300, which is an indicative of market normalization.

2-ROOM APARTMENTS

Average price of 2-room apartments in Tashkent rose by 4.1% in December, 2008. Such an increase was a matter of lowest marginal price in all three zones in November, 2008. Prices of 2-room apartments in December, 2008 rose unanimously in all zones. The average price deviation of 2-room apartments in zone 1 decreased by a bit over $7,000, in zone 2 similar trend was observed with about $1,000 decline, in zone 3 the cut in APD was inconsiderable, which is due to existing more even price allocation in zone 3.

3-ROOM APARTMENTS

Average price of 3-room apartments in zone 3 increased by 11.6%. In zone 1 average price increased by 7.3%, in zone 2 a decrease by 6.4% was observed, and AP in zone 3 rose 3.2%. APD in zone 1 decreased $11,400, in zone 2 APD narrowed by almost $5,000. APD in zone 3 contracted by about $1,200. The trend of contracting range of APD implies more equal price distribution in December as compared to November, 2008.

Average price of 4-room apartments declined 6.2% in December, 2008. In zone 1 AP increased by 1.2%, that of in zone 2 decreased 8.5%. In zone 3 and 4-room apartments were exposed to a considerable diminishing by 11.4%. APD in zone 1 decreased $13,300 in December 2008, and that of in zone 2 declined $28,100. APD in zone 3 lessened by about $3,000.
