"BUY ADDITIONAL ROOM FOR LESS THAN $4,000"
ZONE 1
Such a catchy commercial will drive you to Zone 1 where average prices of two-room and one room apartments do not differ substantially. Relatively low marginal price of two and three room apartments makes them prone to prevail in consumer preference in the short run. | 1-room | 2-room | 3-room | 4-room |
| Marginal price | - | $3,666 | $30,666 | $36,166 |

Prices of one room apartments in Zone 1 have almost equaled with the average price of two room apartments in the same zone. By adding a bit over $3,500 a two room apartment may become available. This is likely to induce a shift towards 2-room apartments, causing a decline in one room apartment prices. Such an average price pattern is less likely to hold for a long time, as people prefer multiroom apartments.
For info on average price analysis in Zone 1, see to the table below:
| Number of rooms | Lower limit | Upper limit |
| 1-room | $31,945.49 | $57,054.51 |

| 1-room | 2-room | 3-room | 4-room |

Differ to 1-room, 2-room and 3-room apartments, average price deviation of 4-room apartments in this zone is the largest-$28,891, which is accounted for by mixed offers of newly built apartments for upper income families and secondary market operations. Average price of 4-room apartments ranges from $55,537.51 to $113,319.63. This can as well be an indicative of heavy concentration of construction companies offering a variety of new apartments.
