Are you really charged per SQ.M?

What do I pay for? It is odd enough to think sq.m not a primary factor in apartment pricing in the secondary market. Such, a hard to digest output was revealed by Tashkent Housing Report in November 2009.

No doubt, the more spacious the more it costs. Yet we do not always follow such an in-sync pattern with living space when it comes to evaluating apartments for sale.

Some may copycat or approximate prices of apartments based on the behavior of others trying to fit in the market boundaries and some strictly abide by sq.m as the main criteria when valuing. However, before stating that the price per sq.m is widely applied in apartment pricing, we should notice a strong correlation between them.

The more prestigious the location, the more likely you will be charged for living space as one might expect. According to Tashkent Housing Report in November 2009, such a correlation was not quite strong.

In zone 1, over 34% of available for sale apartment prices were explained by price per sq.m. 24% of apartments for sale in zone 2 were valued based on price per sq.m. A lot less was in zone 3, constituting a bit over 6%.

Such an decreasing correlation in relative order of zones can be accounted for by size of the zones as well. The larger the area does a zone cover, the more likely will Mary be left uninformed of a sale offer by Jane. Suffice it to say, you will almost be left at your discretion when pricing your apartment.
