UZRE.uz is a volunteer project, launched in November 2008 as an analytical blog, publishing monthly reviews of housing market in Tashkent.

About statistical techniques

Due to infeasibility of gathering data on all apartments, posing a certain average price based on a sample study cannot be considered to the exclusion of other metrics. As an auxiliary tool for decision making, UZRE.uz applied inferential statistics.
Along with sample mean, you are offered average price interval that represents the whole market with a reasonable confidence level, thus giving better insight into the real estate market.

Division into zones

Unlike zones in UZRE.uz, administrative districts of Tashkent (11 districts) are not categorized by closeness to the center. This, in its stead, inhibits analyzing Tashkent from the most expensive to the cheapest. Thus, UZRE.uz came up with dividing Tashkent into three zones: zone 1 being the most prestigious/expensive to zone 3-the least expensive. As a methodology, averages of 1-4-room apartments were compared with that of beyond arbitrary line from all four sides. Reaching considerable difference in averages of apartments, lines were fixed resulting in zone areas.
